How to make $75,000 in 3 months!

Markets go up, markets go down – that’s the nature of the game. Towards the end of last year, I had numerous conversations with potential buyers who were waiting for prices to fall even further, thinking "next year will be better."

But here’s the thing: never try to time the market. Focus on your own journey and play the long game.

The Sydney market has shown more strength this year compared to how it wrapped up in Q4. It’ll take a few weeks before the media catch on to the data backing this trend, but from where I’m standing seeing auctions every week I can confidently say that prices have already turned a corner.

It's not the same as Spring 2021, where every week you had to increase your budget by another $50,000 to keep up. But let’s be honest, you won’t find many properties selling now for less than what people paid in 2021.

Here’s what I’m noticing:

  • More properties are going to auction, rather than accepting offers early (which generally means vendors are seeing interest from multiple parties).

  • Auction clearance rates are on the rise.

  • The average number of bidders per auction has increased from three to six.

Take this example: two very similar townhouses, sold just three months apart, in the same block in Redfern, through the same agent. About as comparable as it gets.

That’s a $75,000 increase in just three months. Not bad, especially when you think about the effort it would take to earn that much in an annual salary of $300,000!

This is why being in the market instead of trying to time it is the better approach.
