Hidden Opportunities: Vendors Who Aren’t Driven by Price

As many home buyers in Sydney will tell you, the market can feel cut throat and competitive. You might see a property listed at a certain price, only to watch it sell at auction weeks later for 20% more.

But here's something you might not know: around 5% of properties actually sell where the owner isn’t motivated by price at all—they simply want to sell.

These owners are typically older individuals who have done well over the years, accumulating wealth and multiple properties. They are now focused on winding up their affairs and selling off their assets.

It’s important to note that these vendors are different from those selling a deceased estate, where other parties may have a stake in the sale price. In these cases, the owners are wealthy and not particularly concerned with whether their property sells for $1.8m or $2.0m. As a result, the sales agent’s focus shifts more towards facilitating a sale rather than pushing for a higher price.

Just this week, I had the opportunity to inspect three off-market properties that fit this exact profile. The owners are eager to sell at a fair price, but not driven by the need to maximize their return. For a buyer, this is essentially a dream scenario.

However, here's the catch: these opportunities aren’t typically advertised to the public. Sales agents often share these off-market deals with buyer’s agents they have established relationships with and trust.

So, as a buyer, it’s important to remember that not every vendor is solely motivated by price. While it’s easy to assume that every property owner is looking for the highest possible offer, that’s not always the case.
