I thought a Buyer’s Agent was a waste of money!
Here is why I was wrong.
I want to address a common misconception: the belief that paying for a buyer’s agent is a waste of money when you have the time and inclination to search for properties yourself.
On a typical week, here’s what I’m up to:
Engaging with Sales Agents: I speak with at least 50 sales agents to discover upcoming properties, understand current market dynamics, and gather insights on sold results. In peak periods this easily gets up to 100 agents a week.
Market Insights: I analyse on-market campaigns, review appraisal trends, and discuss vendor concerns to anticipate market shifts.
Buyer Sentiment: I ensure that the feedback I get from buyers aligns with what sales agents are experiencing.
Networking: Building and maintaining relationships with a wide variety of industry professionals.
Even when I don’t have active clients, I’m on the phone all week, gathering information and building relationships to benefit my future clients.
Reflecting on my own journey, I didn’t use a buyer’s agent for my first property. I thought it wasn’t worth the cost.
However, I now understand that engaging a buyer’s agent isn’t just about saving time—it’s about leveraging their expertise and market knowledge.
The Plumber comparison:
Imagine a plumber who fixes a leak in five minutes. You don’t pay them just for those five minutes; you pay for their years of experience that made the fix so quick. Similarly, you’re not just paying for the time a buyer’s agent spends working for you. You’re investing in their accumulated knowledge, strategic insight, and industry relationships.
This expertise ensures you achieve a successful outcome in a much shorter time frame than if you were navigating the market alone.
It’s all about the outcome
Whether I buy a property for someone and it takes one week, or ten weeks, the fee is the same. This is because you aren’t paying for ‘time’. You pay for the outcome - the right property, at the right price.
It’s about having a dedicated expert who knows how to find you that right property, how to put together the deal, and overall achieve the right outcome for you.
